In 2020, PGAV worked with the City of Arcola, Illinois to re-imagine part of their historic Downtown. After a visioning session and additional research, PGAV created renderings of the new, activated space. Currently, the building is a safety hazard and completely vacant. Our team wanted to demonstrate what could go there, how it could compliment the historic nature of the downtown, and how the new dining space and a potential indoor event space could activate the block and tie it better to the festivals they hold dear.

This project is an example of when a building declines to beyond repair, but PGAV combines our full capacity as artists, development finance experts, and feasibility/market analysts to take a dilapidated structure and replace it with something new but complimentary. PGAV Planners worked with our partners at PGAV Destinations to reimagine this space, providing Arcola with renderings and financial analysis for each scenario.
