Industrial / Business Park Master Plan

Client: City of Mount Vernon, IL Category: Community Planning, Economic Development

Located at the crossroads of I-57 and I-64, Mount Vernon is strategically located for industrial and logistics development. Mount Vernon’s largest manufacturer is Continental Tire the Americas, LLC’s only tire manufacturing plant in North America. With the availability of industrial sites dwindling, particularly in the City’s Roland W. Lewis Industrial Centre, the City’s leadership decided to take action.

In 2012, PGAV Planners was retained by the City to explore options and conceptual designs for a new industrial/commercial park that could include commercial development as well. The result was a detailed analysis and alternate layouts for a new industrial/business park in three different locations. The City opted for developing the new industrial/business park on the west side of I-57/64 south of Illinois Route 15. With partial funding from the state and federal government, the extension of Veterans Memorial Drive and Davidson Drive and construction of several new streets were completed, which created development sites for the initial phases of the park. As of July 2020, Phoenix Elevator Company built a new manufacturing facility in the park and Menards opened a new store at the northwest quadrant of the 1/57/64 and Veterans Memorial Drive.
